What is
House Staging?
Staging is the process of
preparing any home for sale, regardless
of price or location.
Whether it encompasses little more than adding fresh flowers and reducing
clutter or involves hauling away and replacing major pieces of furniture,
the goal of staging is to put a house's best foot forward and give it the
gloss of a marketable commodity. Every home should be staged, whether it's
an $80,000 house or a $4 million one, especially vacant homes show better
with staging. Homes that are staged sell faster in slow markets and at
higher prices in stronger markets.
When you get
ready to place your home on the market for sale it becomes a product.
Similar to a product on the shelf at your local store, the product has
features and benefits as well as pluses and minuses, and competition. To
compete with the competition in the marketplace you must be priced right
and look better than the other products. Your home is no different, it is
one of many homes for sale and you must present it, to the buyers, in the
best possible light.
Staging is about making a house look
terrific, but it's important not to confuse it with interior design. Both
involve furniture placement, adding color, and carefully placing just the
right accessories, but that's where the similarities end.
The goal of interior design is to create an environment that perfectly
reflects the style and taste of the home's owner; the focus of staging is
to make the house more marketable by creating the most appealing home to
the greatest number of prospective buyers.

|
10 Reasons
that House Staging Pays
|
|
-
Faster sales time
Staged homes sell much more rapidly than non-staged homes do.
Marketing experts indicate that staged homes sell 30 to 50% faster in
most areas. This is important, because the longer a home is on the
market, the more likely there will be a sales reduction. Buyers
think that if a home has been on the market for some time, that there
must be something wrong with it or that the seller will be anxious to
sell and will take much less than the asking price.
-
Positive impression
First impressions are positive on staged homes, rather then negative.
-
Less than a minute
Research has shown that buyers initially make up their mind in less
than a minute on whether they want a home or not. Therefore, curb
appeal is key. After a buyer's initial decision in the first minute,
they will either confirm that decision or rescinded it in the next 6
to 20 minutes as they view your home.
-
Ready to move in
Staged
homes appear to be in “Ready to move-in” condition. Buyers
overwhelmingly prefer homes where they can just move-in and start
enjoying life in their new home. They will pay a premium for this.
-
No imagination needed
When only 5% of the population can truly visualize how beautiful a
home can be or see past the clutter, grime and so-so appearance; then
staging becomes paramount for a fast sale at a great price.
-
Competitive advantage
Staged homes have a competitive advantage over other homes that are
not staged.
-
Well maintained
Staged homes give off the appearance of being well-maintained and
cared for. This is the underlying psychological message that is sent
to potential buyers.
-
Appraisers
Appraisers
see the home in a more positive light and are more likely to appraise
the home higher than a similar non-staged home.
-
Shown more
Properly staged homes are showing much more often by
realtors. For they, enjoy showing a property that is attractive and
excites buyers. Well staged homes are always at the top of the list
when it comes to which homes an agent will show.
-
Higher sales price
The better
home shows, the more that it will sell for. This is more dollars in
your pocket. Non-staged homes are more likely to require price
reductions in order to sell , versus staged homes, which are more
likely to have a number of offers and possibly a bidding war or to
sell over the asking price.

How fast DO staged homes sell?
Research reveals
that well staged homes sell 30% faster than non-staged homes,
they also sell for up to 13% more. Do the math and tell me how
many thousands of dollars we are talking. It’s very common for staged
homes to sell for five, ten or $20,000 more. |
